From a day-to-day perspective, the building manager will be responsible for the efficient and economic delivery of on-site services and the maintenance of all common areas. The building manager will:
Maintain the presentation and state of repair of the building through the maintenance of common property;
Act as an intermediary between residents, strata, property management, and the original owners;
Manage move/ including bookings, excess waste management and lift access;
Establish and keep a register of warranties for common facilities;
Monitor and track maintenance and warranties and manage scheduled asset maintenance;
Manage non-routine work orders for maintenance approved by the executive committee;
Track and record incidents and report on items and that are hazardous or dangerous;
Collate and manage all building documentation and forms;
Monitor and direct the performance of cleaning, waste and auxiliary services;
Establish house rules and provide education materials to ensure the efficiency of the waste management system and use of the associated equipment to mitigate damage, blockages and encourage cleanliness;
Ensure WHS policies and procedures are met and maintained by all stakeholders and service contractors;
Record common defects, liaise with consultants, and manage rectification works; Manage day-to-day issues raised by residents regarding noise, by-law compliance, cleanliness;
Report any by-law non-compliance issues the strata managing agent, issue notices and keep records;
Monitor the common area pool and associated facilities including management of the pool sub- contractor;
Conduct weekly maintenance inspections of the common property;
Perform general maintenance tasks when a specific tradesman is not required;
Assist committees and owner corporations with repair and maintenance;
Make recommendations, obtain quotations, and negotiate service contracts for the provision of services;
Supervise and record service providers’ work orders are completed safely, ef ciently and in accordance with the scope;
Ensure emergency access ways are kept clear and re doors are closed;
Provide access for annual re safety testing and provision of certification;
Arrange any additional certifications required for the common and equipment;
Retain a set of common property keys and provide access to service providers when required;
Keep a register and manage the building access control system including issuing swipe cards, managing lost or stolen swipes and keys;
Identify areas of high-energy consumption and make recommendations to reduce costs; Maintain the condition of recreational facilities such as BBQ areas;
Provide monthly reports to the strata managing agent and executive committee on common property, by-law , and works by external service providers;
Assist in the determination of annual budgets based on the executive committee’s goals and requirements;
Liaise with law enforcement if break-ins or acts of vandalism occur.
